Kallhoff Lumber, Inc. - Dawson, MN Lot: The lot is 600 X 500 feet = approximately 6.89 acres. The lot has extensive drainage and curb appeal to the property which eliminates water problems. A 6-foot chain link fence with double steel gates surround the property. The gates have chains and are capable of being locked.

There are three buildings on the property.

Building # 1 - T-Shaped two story building with colored metal exterior, pole, stud construction. There is a metal roof on this building. Concrete floor throughout the building. There are also concrete aprons around the building where the building can be accessed. The building has security and fire alarm system which links directly to the police, fire, and owner's telephone. South side of the building features 8 overhead doors for convenient loading and unloading. There are 2 overhead doors on the north side of building and 18 foot sliding doors on both the east and west ends of the building storage area. Approximately 2,136 sq. ft.on concrete aprons on the building.

Building # 2 - 120 X 50 sq. ft. steel structure exterior. Concrete floor, forced air heat, insulated with finished interior sheet rock walls and toilet facility. 20 ft sliding door on south side of building, along with walk-in door and 10X24 apron of concrete. The east and west sides have a 16 X 120 ft. roofed concrete door and a 62 x 146 ft. concrete slab.

Building # 3 -This is a 30 X 60 pole-type structure with studded walls with a plywood interior wall finish. The entire building is insulated. There are two concrete aprons (roofed) 4 x 60 on the east and west side of the structure. There are large, easy-to-access doors to the interior of the building (great for tractor, truck, or fork-lift).
